Preconstruction Manager - Chief Estimator

ExemptPOSITION OBJECTIVE:
The Chief Estimator prepares budgets and plans for potential commercial construction projects.
The estimator is responsible for preconstruction services and effectively projecting costs by collecting & studying information to ensure that the costs of building materials, subcontractors, permits, and other fees are appropriate for each project.
CHIEF ESTIMATOR / PRECONSTRUCTION
Responsibilities:
PROJECT BIDDING o Chief Estimator / Preconstruction will develop an accurate forecast of the cost, size, and duration of future construction projects.
o Participate in the pre-bidding decision-making process including, but not limited to, review of preliminary drawings and specifications, site visits, and availability of electricity, water, and other services.
o Prepare estimates of the materials, labor, subcontractors, and equipment required to perform the statement of work (SOW).
o Evaluate and analyze bids made by subcontractors and identify qualified subcontractors for each project.
o Develop a cost summary for the entire project including cost of labor, materials and equipment, overhead, taxes, insurance, markup, and any other additional costs that may affect the project.
o Manage and maintain an open-ended database of proposal responses.
o Generate conceptual bidsDATA QUALITY o Chief Estimator / Preconstruction will prepare and maintain accurate and detailed reports or bids for submission to appropriate parties.
o Review all documents for the accuracy of data.
o Analyze data to produce accurate forecasts.
SUBCONTRACTOR MANAGEMENT o Chief Estimator / Preconstruction will foster and maintain effective Subcontractor relationships.
RequirementsREQUIRED:
o Basic understanding of accounting and project management concepts o Advanced understanding of estimation metrics, data analysis, and research methodology o At least 5 years of construction estimating and/or preconstruction experiencePREFERRED:
o Certified Professional Estimator (CPE) a plus o BS/BA in Engineering, Construction Management, or a related field o Demonstrated ability to create and maintain spreadsheets in Microsoft ExcelBENEFITSLoberg Employees receive the following
