Provide leadership to all campus and construction projects including architect coordination as required, permits, communications, and the formal bid process.

Responsibilities:
The list of essential duties and responsibilities, as outlined herein, is intended to be representative of the task to be performed.

1.
Responsible for the overall direction, coordination, and evaluation of operations in the areas of housekeeping, transportation, interior maintenance, exterior maintenance, and project management.
Manages subordinate supervisors who supervise employees in their areas of responsibilities.
Fulfills supervisory responsibilities in accordance with Little City policies and applicable laws.

Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Provide safe and clean environments for Little City persons that live and work at Little City.
4.
Oversee the scheduling, maintenance, and monitoring of all heating, ventilating, air conditioning, water, electric, and other systems to ensure efficient operation.
5.
Coordinate construction, remodeling, and repair projects.
Obtain cost estimates and coordinate activities related to building renovations or space allocations and inspect completed work for conformance to specifications.
6.
Direct and control all construction or renovation projects of the organization to ensure their completion is in accordance with the plan(s), specification(s), schedule, budget, and contractual commitments.
Serves as liaison to architects, engineers, and contractors, as well as supervises outside contractors.

Replies to a variety of correspondence from contractors, consulting engineers and architects, governmental agencies, and others regarding the interpretation of specifications, policy determination, approval of materials and equipment, and workmanship standards; and prepares correspondence to federal government regarding subsidized programs.
8.
Directs the overall management of multiple facilities (buildings and grounds) including general services, building administration, and security functions.
9.
Manages the proper operation and maintenance of all the organization's buildings and grounds.
Supervises employees engaged in maintaining, repairing, and servicing equipment, buildings, vehicles, and facilities.
10.
Manage security standards to ensure constant protection of staff, facilities, and equipment from fire, theft, sabotage, etc.
11.
Develop, monitor, and implement schedule of housekeeping activities such as janitorial, lawn and landscaping maintenance, snow and trash removal, and painting and minor repairs.
12.
Ensure that all local and state building, life safety codes and regulatory requirements are met within all Little City facilities thru regular audits and inspections.
13.
Develop a yearly departmental expense budget (Facilities and Transportation) and capital budget (campus, CILA's, Countryside Center, Grayslake Center).
Monitor different areas of Facilities to insure they operate inside approved budgets.
Review and approve all invoices related to areas of responsibilities.
14.
Ensure that all departmental employees are trained and adhere to Little City policies and procedures.
15.
Recommend staffing levels, hires, salary increases, promotions, terminations, disciplinary actions, complete performance appraisals, ensure training and development of subordinates, etc.
16.
Act as primary contact to regulatory bodies for facility life safety and maintenance related surveys.
17.
Participates as member on different committees as required.
18.
Successfully completes Little City required training, re-training, and any additional training as required by Little City policies and practices, or as assigned by his or her immediate supervisor.
19.
Act as the Little City representative on the Campus Planning Committee.
Provide Board members with facilities information, including zoning, square footage, property condition, use, building type, and PIN information.
Prepare meeting agendas and develop 5- & 10-year plans.
20.
Negotiate leases and conduct landlord meetings on Little City rented properties.
21.
Meet donors at offsite locations to determine the applicability of donations to the needs of our participants and programs.
22.
Act as liaison between Accounting and title companies on providing sworn owners statements for major capital projects.
23.
Assist the Development Department with capital grant opportunities in the form of providing a construction estimate before grant applications are submitted, conducting public bid openings with multiple contractors after grants have been awarded, and providing project management and compiling submittals for post construction reimbursement.
24.
Prepare the six (6) Little City HUD properties for their HUD inspections conducted every 1-3 years.
QualificationsMINIMUM
Qualifications:
Bachelor's Degree from four-year college or university, required; or a minimum of nine years of facilities maintenance related experience and/or training; or equivalent combination of education and experience.
Have at least five years of management experience.
Must possess a valid Illinois Driver's License.
PHYSICAL REQUIREMENTS & WORK ENVIRONMENT:
While performing the duties of this job, the employee is required to frequently walk, stand, stoop, kneel, crouch or crawl, push, pull, lift, grasp and feel.
The employee frequently is required to use manual and finger dexterity and eye-hand coordination when handling equipment and power tools.
Requires corrected vision and hearing within normal range.
The employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places:
fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; risk of electrical shock.
The employee must continuously lift support, and/or move 60 or more pounds of weight, and frequently lift, support, and/or move up to 50 pounds in difficult work positions of weight.
The noise level is normal to loud.
No occupational exposure to blood, body fluids, communicable diseases, or other potentially infectious substances (Category I).
